Renting & Leasing:

Gebhardt Property Management provides renting and leasing services for both residential and commercial properties. From single unit apartments to multiple unit buildings, GPM will minimize your vacancy levels through active marketing of your property. We are experienced in presenting your property attractively to the public to keep your vacancy levels low, and your rents at market levels. Gebhardt Property Management is a member of a backround screeing service which links landlords and property managers together so that they may better screen prospective tenants. This factor should not be overlooked or taken for granted where many of the rental laws in Maine strongly favor tenant rights. Gebhardt Management will find qualified tenants for your residential and commercial properties and handle all aspects of move-in and move-out procedures.


Monthly Collections & Deposits:

GPM handles the collections of rents and dues and follows-up with delinquent payments. GPM places these monies into a trust account for the property owner or HOA.


Bill Paying Service:

Gebhardt Property Management handles all bills related to your property. These bills include utilities, mortgage payments, insurance, legal fees, or any bill related to the property.


Accounting & Monthly Financial Statements:

Every month property owners and HOA's are given financial statements for their review. These statements include the balance sheet, profit & loss statement, general ledger, and rent roll. Property owners and HOA's find these statements a convenient way to keep current on the activity of their rental properties. Our clients can customize this service if more extensive reports are needed.


Maintenance & Repairs:

All properties require maintenance from time to time, especially with tenant turnover. GPM has relationships with contractors throughout Maine. We have reliable and trustworthy contractors ready to work on your property at reasonable rates. Experienced painters, plumbers, electricians, general handy men, and general contractors are available to work for you. This network insures that our client is given a fair and reasonable price for any work rendered.


24 Hour Emergency Service:

Gebhardt Property Management is available to you and your tenants 24 hours a day. Any problems or questions are best dealt with when the property manager is notified about them right away. This way, issues can be dealt with swiftly and the investment property is maintained correctly.
